London Paddington Hotel
Full-cycle acquisition, renovation and hospitality launch in Central London.
The London Paddington Hotel project represents one of the Menteith Group's most comprehensive integrated mandates — encompassing acquisition advisory, planning, full-scale renovation and the ongoing operational management of a boutique hotel asset in Central London.
Originally acquired as a derelict former office building with Grade II listed status, the property presented significant structural and regulatory complexity. Menteith Asset Management led the acquisition and structured the investment, while Menteith London Renovations executed the redevelopment.
The property posed substantial challenges from the outset. Its listed status imposed strict constraints on structural alterations, while the Paddington submarket demanded a premium positioning to justify the capital expenditure required.
The project team had to navigate complex planning negotiations with Westminster City Council whilst simultaneously managing the logistics of a phased construction programme.
- Grade II listed building — restricted structural alterations
- Complex planning process with Westminster City Council
- Phased construction programme across occupied adjacent buildings
- Premium repositioning required to justify £12M capital outlay
- Tight 18-month delivery window ahead of market window
The hotel opened on schedule in Q3 2023 and achieved stabilised occupancy of 94% within its first full operating year — significantly ahead of underwriting assumptions.
Menteith Residence continues to manage the property under a long-term operational mandate, delivering consistent RevPAR performance above the Paddington submarket average.
- 94% average occupancy achieved within 12 months of opening
- RevPAR 18% above the Paddington submarket average
- Full planning consent secured within 4 months
- Delivered on time and within the £12M budget
- Long-term operational management retained by Menteith Residence
- Asset value increased by an estimated 42% post-renovation
